@Christian Espana Northern WI is generally STR-friendly since cabin rentals are incredibly popular in these areas but always double check with the city/county.

I'm sure the market in Oregon is different from that in the Carolina's but I have thoroughly enjoyed watching this property get full bookings and grow in popularity.

Like I said, it's not popular around here but it is a good way to test it out.

I started by looking at typical vacation destinations (popular beach/mountain towns), but after researching occupancy rates on AirDNA, I was surprised to see that occupancy rates in my hometown area (an ordinary suburb of Dallas) are just as high or higher than those in many major tourist areas.

Do your searches 1 month out, 2 mos out, 4 mos out, Etc...You'll quickly see how busy your area is, what amenities are popular, and moreover how much they are charging...... 

From the rest of her email, it sounds like for the purpose of making loans, that step is often rolled into the origination process and involves no out-of-pocket contribution from the customer (because they're making money off of making the loan, so they gift you the start-up funds).
