What kind of pets do you have?

Rates for each notice are found here. http://www.gobroomecounty.com/sheriff/civilDepending on locale, you are looking at $22 for the 3 day, $47 for petition/not of pet, $112 for warrant, which is only about 200 bucks.  

Should I  possibly close the acct and pay the taxes &int, or just take the disbursement and grit my teeth?

I charge a month's rent for the deposit plus any additional pet fees.

You might also want to find out about the current tenant; any problems, length of tenancy, pets, etc.

@John Mathewson  in looking at website this is another in a long line of Aussie based marketing companies selling US investments to Aussies and other overseas buyers.now just a pet peeve for me personally is they don't disclose on the website who the principals are of the company...

It appears to have been taken care of pretty good and the owner is very picky about tenants (no pets, no children). 

I'd have new leases prepared and any addendum's for crime free/ drug free. pets, whatever ready for them when you sign a new updated term with the rents increased..Study the landlord tenant laws for your state and comply with notices and you'll have a good start.

Mission successful.Prior to reading all the posts I decided to send a "Late Rent - Reminder" and a "Unauthorized Pet Lease Violation" notice to the Tenants.  

What they're doing is taking the entire amount (taxes, cleaning, pet fee, etc.) and claiming the 4% to 9%, which is a joke.
