What Should I ask for prior to showing a rental property

I've been getting stood up left and right from prospective tenants even after confirming the appointment. Should I require a filled out application, credit report, references, or all 3 prior to showing the property to weed out all of these seemingly un motivated uninterested leads? Are there any other recommendations so I stop wasting so much time waiting for no one to show up?

No shows are just part of the business. Could just do open houses at a specified time, like every saturday from 12 to 3, and who ever shows shows. least that way you'll know when you'll be tied up instead of having to constantly run back and forth every time someone wants to see it.
