Hereā€™s what typically happens when investment loans go 90 days into default1- loan is placed in ā€œnon per forming categoryā€2- non payment information sent to credit bureaus, and borrower shows ā€œ90 days lateā€3- Fair Issac credit score drops 150+ points4- credit requests get denied, credit available is at rates 5 points higher than before5- notes are accelerated by lenders6- legal fees are added to principal balance owed7- the lender accelerates the loan8- interest rate is increased from the current Rae to the ā€œdefaultā€ rate9- late fees are added to the principal balanceĀ

Not here to defend anyone or point fingers but we have had many unsatisfied investors over the past 10 years.Most will buy 1 property and expect miracles.It takes a larger portfolio to make it more stable and more cashflow profitable long term.Owning 1 or 2 properties can always be a hit/miss.Owning a larger portfolio should over time perform better "year after year".Just my opinion based on PM data that we see on the back end.Much success

šŸ˜œ)Sometimes the money I bring may be enough to buy the whole place, sometimes it will be the deposit, but in either situation it makes it real.Second issue, Fear.The biggest fear I always encounter is the fear that the debt owed against the estate will somehow attach to him/her personally.I find articles from attorneys that most closely meet their situation and while explaining to them that, ā€œunless they personally signed for the debt, they will never personally responsible for the debt.ā€
