State your screening conditions up front (income x amount of rent, or students needing parent guarantors) and people will back off if they cannot meet those requirements.

Back story: My parents bought an acre lot with a house taking up around 2800sq/ft of the acre lot back when it was surrounded by agriculture land.Fast forward a decade or so, the surrounding land has become commercialized.

I am looking to install a washing machine and dryer.Tenants pay their own GAS and Electric.I have a choice of putting a coin washer/dryer in the basement however I don't feel comfortable having tenants visiting the basement as each have young kids which their parents don't monitor them.If I were to install washer / dryer hookups and a tenants install their own washer and dryer.
