Hello real estate world

my name is moshe and i bought my first rental property. I have read countless books and asked many questions but i figured i might ask another one, it cant hurt right? well i bought this property in nj near the shore about 10 minutes from the beach and 5 minutes away from a university. My question is whats the best way to find tenants for the school season and tenants for the summer season?
