Washer / Dryer Coin Operated vs Sub metering vs Fixed Rate

Hello All,

I have a multifamily with 3 Apts in NYC. I am looking to install a washing machine and dryer.

Tenants pay their own GAS and Electric.

I have a choice of putting a coin washer/dryer in the basement however I don't feel comfortable having tenants visiting the basement as each have young kids which their parents don't monitor them.

If I were to install washer / dryer hookups and a tenants install their own washer and dryer. Which would be a better route sub metering or adding a fix fee to cover the water.

Would a washer cause issue for my building if all 3 apts install them. The building is 1950 and sewer size going out of the building was increased few years ago.

For water sub metering. Does anyone know of any companies that are affordable in the Queens NYC area.
