I really do think "house hacking" - people buying their first home and living in one unit renting the other 1-3 is here to stay and will become a bigger and bigger trend in the next few years - should push up values medium/long-term in the niche

I'd be more concerned about natural lighting (large windows $$) and creating a space people actually want to rent. 

There’s a plethora of tools out there, but looking for advice on where people have had the most success that has gotten quality long term tenants? 

No tax for $250,000 gain for one or twice that for two people.  

My concern here is that people can get pissed off and potentially damage the property when they are forced to move out. 2- a more passive approach to just suck it up and when its time to renew the lease then increase the rent by several hundreds of dollars so that they will leave on their own.

Plus, we aren't "suburb people".

Some people are dishonest and some others just aren't good at what they do.

I would look into your local REI Facebook group and search for previous posts of people looking for property management companies.

The only way you learn is from people who have been there and done that.
