DSCR Loans - Under 100k Appraised Value

Hey BP Community, I invest in a smaller market where the properties don't always appraise for 100k and limits my cash out refi loan options when dealing with DSCR. Does anyone have any advice or different options that could help this problem. Thanks in advance!
