Multi Family vs single Family (doors vs Cashflow )
Lately, I've been torn between investing in multifamily or single-family properties. I see value in both, but I'm unsure which is the better option. Currently, I own one single-family home and one fourplex. The single-family home has gained $40,000 in equity and is expected to generate $600 to $1000 per month after renovations. The fourplex brings in only $100 in cash flow and has no equity yet, but there's potential for growth due to upcoming opportunities in the area. what real estate niche are you in and why

I think it depends on what your goals are.
I currently have a really nice airbnb cabin that isn't cash flowing the way I'd like, but I do expect it's value to go up materially within the next 10 years. So now my next purchase is going to be solely with the goal of cash flow in mind to help offset what I'm currently paying out of pocket. This is typically how I approach my investing since I'm more in it for the long haul than short term rewards.
