I think home prices may see a drop soon so it may be a good time to refinance now unless you don't mind keeping your money tied up for a longer period and just let it cash flow at 890/month.

'Waiting' for a market drop, too much of a seller's market, some other life event..... there will always be something.While I can't speak to the Raleigh-Durham market specifically, I'm actually in the process of closing on a deal in Chapel Hill right now - a townhouse with a downstairs efficiency just off downtown Carrboro, so I'll be treating it like a duplex.
