So, any repairs needed any future deals, could work with one of them2) My parents have some investing experience; brought up the possibility of partnering.Any thoughts on either or both of these situations? 

When I first got in the business I thought of a doing something like this as I’m also a real estate agent and this is how we nurture future buyers and sellers.

Sketching the math for ten years- I got 100K CG rolled in, 70K future depreciation (which I have no use of due to low rent income, but will be forced to claim on a future sale), 20K closing/settlement etc.

Hope we can do a deal together in the future!

This money will go into a savings account for future needs and I will come out of pocket around $500 a month for the remainder of the mortgage.

I will do that and hopefully will be investing in the near future. 

Most everyone that I grew up with never made it out and are either dead or frequent guests of the county or state, so I'm hoping that you can share your story and help other young men and women realize that their future is in their hands and has absolutely nothing to do with what they have or haven't done in their past.Good luck and I wish you continued success!

This is the 4th property I have purchased which I know will be a solid investment but it has so many different opportunities I am having a hard time formulating a next step (develop separate lot, focus on renting, convert the building, move on to another property…..).NEAR FUTURE GOALS: I would like to complete a flip in the next 3-6 months with the use of private money from family and possibly hard money.Finally, I would like to say although I am in a state of confusion; BP definitely is helping me assess all the different opportunities that are available.

I would love to hear how y'all would or have handled this, for future reference.
