I would highly recommend full background checks and ensure you understand the tenant/landlord laws in regards to approving and denying applications.

There are options for partial releases, however the entire portfolio must be able to debt service, if one property is sold or refinanced. 

there is literally no way this would only cost 16-20k to fix LOL. wishful thinking. i would call this a full gut based on the pics and use $65/sqft for guts (even that is sometimes not enough but it's a place to start). so if this property is 1,000 square feet, we're looking at a $65,000 reno give or take. what did your contractor say it would cost?

It was pretty hard to find properties where the numbers and landlord laws made sense which is what ultimately led me to investing in Columbus, OH.Not to mention the upcoming legislation on the November ballot that can really hinder your returns from rental properties.

Work on a payment plan, but have it such that the entire cost of the damages are paid in full before the lease ends. 

However in the past I've done the majority of the physical labor on the jobs, and have grown weary of this part of the process, I've tried hiring contractors but pricing seems so high it's hard to make deals work, so my question is where do you find people to hire full time for general work like drywall, flooring, painting, etc.....

We want to run another 203K, this time converting a basment to ADU (Basically have to do everything: Permit, design, Egresses, full kitchen build, level concrete floors) as well as spruce up the main level.  

Also 4th quarter of last year Packwood and county officially did discuss potentially regulating STR's by either limiting numbers or adding a tax to cover increases in local services that are needed.
