Cotter is a Fly-fishing haven and the area is incredibly desirable. 

I would say examine what your desired outcome is, sure everyone would love to save the management fee; but is management your strength?

I’m not really familiar with that area but would say it’s not in what is the desirable parts of Little Rock and not where I would want my daughter to live.
