Tho you told your current tenants  about the insurance before, if you would’ve gave a scenario like the one you’re dealing with now than maybe they would’ve gotten a clearer understanding and gotten the insurance. 

Specifically looking at current risk vs opportunity to expand.I have a few properties all done post COVID, triplexes with 30y fixed rate mortgages from 6.5%->7.5%, good CoC return of ~20% on average, cap rates of ~9-12%.  

That sounds like a bad unit to me.So can you add codes directly via the Schlage app?

You would be trying to broker and agreement since they probably cannot speak directly to each other.

I would call the sheriff department first and they may direct you to the court but likely they'll have a process for you to follow.~ Lindsey
