I would say that since you see a lot of snow in the area, a garage would be a big plus for tenants (not having to scrape ice off cars in the morning, walk outside in the cold to the car, etc.).  

I’ve been working hard with 20 cold calls a day for A month now and have not found one Motivated Seller, who is interested.

Keep it clear and cold.

I have 2 questions:- In Indiana there are some areas like Marian-cold spring, southside, eastside etc.  

Wholesale would be a more viable option but you will have to spend quite a bit of time vetting out those deals and cold calling.

After sending your batch of mail you should follow up the mails with Cold Calling, SMS Blast and RVM.All this may seem overwhelming at first but trust me with some proper scheduling and tracking you will begin to see results sooner than you think.Hope I helped your cause.Good luck out there!

Both vinyl and ceramic over concrete will be cold depending on your area this could be good or bad.

In general I think you will have to do a lot of cold-calling.

I have a 3 family and keep getting calls from tenants about their bathroom not getting water when its really cold out.
