Can’t find one good Seller Lead

I’ve been working hard with 20 cold calls a day for A month now and have not found one Motivated Seller, who is interested. All the leads are Tax delinquents, who either have Notice of Lis Pendens or Notice of Trustee’s Sale.

What do you think I should be doing?

Or what do you think I’m doing wrong?

@Sardar Mustafa Khan it is a numbers game. Just because someone should be motivated doesn't mean they are motivated.  Many people in that kind of financial trouble bury their heads in the sand and don't want to deal with the problem until the last minute. 

Another factor is the business is quite competitive and those people are probably getting lots of calls and mail. Often how you approach them is important. A good question is "What are you going to do if.  .  .  ?"
