Direct mail for pre foreclosure

Hi all, When marketing for pre foreclosure property's do you wait sometime since the lis pendens is filed or asap? (I send out to about 200 newly lis pendens with no response) Thanks in advance

@Joe Ehren Foreclosure/Pre-foreclosure listings, as you may already know, tend to have highly motivated sellers because of their difficult circumstances. The keywords here are "difficult circumstances." You need to understand that they are in turmoil and need help. If a person tries to fill their heads with sales statistics and pushes them to sale with every mailer, a poor response should be expected. The content of your mailer should be helpful and educational. Try to build some trust with them. You aren't the only person trying to obtain their property, so, try to be different.

Direct mail is a great and effective tool at our disposal but it takes time to properly execute a direct mail campaign. Always remember that most quality responses tend to come in after 3-5 touches.

Best responses come if you utilize a multichannel system of contact with each individual. After sending your batch of mail you should follow up the mails with Cold Calling, SMS Blast and RVM.

All this may seem overwhelming at first but trust me with some proper scheduling and tracking you will begin to see results sooner than you think.
