Sounds like from your post he is all 'hot air.' 

It could be a surcharge on air or changing something in the tax code.

In your experience do homes in the valley/Brownsville area do well with better with long term or short term (air bb)?

If all the rest of the rental comps in your neighborhood have central Air conditioning and yours doesn't...well, you should probably budget for that :)  Hope this helps!
