There are still "exchangor groups" around and a national group that keeps a presence and serves as a watering hole/resource group for those wishing to attempt this kind of exchange.Just the thought of another multi-party exchange makes root canal feel like a day at the beach!  

After speaking to HECM Counselors, I have a partial follow-up on my own post...The reason why such information is elusive is because the answer to the root question - what's the minimum LTV for a HECM - is, "It depends".

My interpretation of people in suites or "dressed well" is fairly grass roots much like many tenants.

I guess my question is rooted in fear of the flat roof.

It was disheartening for sure, but when times get tough, I go back to my roots.

My business is flipping like crazy........you have to put your head down and root out good deals....They don't always fall in your lap.....If your standing in a crowd of investors with money in their hands, you are probably wasting time.....Just my opinion....There are a lot of people out there that will pay way too much for things, either because their situation is different, or they are not that good at what they do??

What you really want is to make sure that they are properly sloping to allow the water to run towards the downspouts and not puddle.You could also add something about making sure there are no leaks in gutters, birds nests and to trim any hedges/foliage to be at least 1-2 feet away from the house and foundation so you don't get roots growing near the foundation. 

Screening is essential; if a tenant seems too good to be true they won't stay long, we have the best luck with people who already have roots in that neighborhood.
