Water and Basements Preventive Maintenance

We recently experienced water in basements in two of our properties.  Both properties have gone through many rains without any water issues.  After investigating we found damage or missing downspout extensions.  This could easily happen again so I have been working on a preventive maintenance procedure.  Here is what I have so far:  

Procedure: Basement Leak Preventive Maintenance Program

Objective: Low cost approach to prevent or limit bulk water intrusion in basements. General principal is to establish and maintain systems that move water away from foundation perimeter.

Requirements:

I. Pre-Rental

  • Clean all gutters
  • Route gutters minimum 8' from home
  • Surface grade around perimeter of foundation
  • Make sure the ground slops away from the house so that it falls a minimum of 6 inches within the first 10 feet from the foundation.

II. Include tenant requirements for gutter maintenance in lease. Responsibilities include ensuring downspouts stay connected and notifying Property Manager of any damage.

III. Annual Maintenance

March 1st

  • Inspect all gutters and downspouts for damage
  • Clear debris from gutters
  • Basement Inspection include sump pump test

1st Major Rain 

  • Inspect exterior of property for standing water
  • Note any standing water within 6 feet of perimeter
  • Confirm proper water flow away from foundation

October 1st

  • Inspect and clear gutters of debris
