Ask the civil engineer who draws up your plans . he will know who the contractors are , find a small site/utility contractor he will have friends that do paving , curb and gutter etc .

We removed a large maple tree in the middle of the non existent driveway, expanded the curb cut, paved the driveway, excavated and graded the overgrown back yard, put a new roof and siding on both the the house and garage, new garage door, new garage door opener, all new electric, all new plumbing, new HVAC, new HW Heater, opened up the floor plan, all new appliances, new kitchen, new hardwood floors on 1st floor, added a 1/2 bath, converted a bedroom into an en suite master bath, installed a basement waterproofing system, brought gas to the property and more.

I also noticed some extra costs, such as the road would need to be repaired/re-paved within the next 2-3 years probably and the quality of the MH's were relatively low.

Basement is fully finish with tiles and a new kitchen, all baths are renovated with new tiles,It needs a new kitchen since its outdated but they have new appliances except the fridge, all hard wood floor in good condition, high attic with enough space to make a medium size room, the outside is in perfect condition with 2 garages in the back with a nice size backyard all paved, new Boiler, WH, HVAC, Roof ( 2 years old), all new pluming, and the house is paid off.Ok so she's asking 285K which is below market value its in a VERY GOOD neighborhood in Elizabeth, New Jersey called ELMORA HILLS.Its gonna cost me about 20k to rehab it and the ARV is 400K.

Think about it this way if the city said I am paving your road on Tuesday are you going to have empathy for me because I didn't read my mail and now can't get out because they blocked me in ?

This house sits in the middle of the land that I purchased, it is down my private road, more than half a mile from a county maintained road, roughly 1.5 miles to a paved highway.
