I think the house flows really well in person (open floorplan, high ceilings, large house with spacious room sizes) and you just can’t represent that in 2-D photosI’m honestly not sure how to do a video or 3D virtual walk-through or whatever, I haven’t looked into it and have no idea how much it costs.

Even if it's a total rehab if the land bank has a property in an area where the arv's are substantially high wouldn't that be a good deal or a promising neighborhood for buy and hold.

I own two properties there, but insurance costs have skyrocketed.Lately, securing home insurance has become increasingly challenging due to the high risk of hurricanes, flooding, and other factors.

luxury cabin, 3100', 4/3/1, nice finishes including spa and sauna, in high fire risk area with total property value ~$500k with CA FAIR was just over $5K fire only. 

I should probably focus less on the highs and lows and aim for that average ARV per location and what buyers/renters are looking for. 

I have high equity in my current duplex so planning on using that to fund down payment for the next property.  

Rents seem high and in demand as well.
