Not all great deals are listed on the MLS. In fact, some of the best opportunities in real estate come from properties that others overlook—distressed homes with potential that just need the right investor to bring them back to life.

If you’ve been in the game long enough, you know that distressed properties can offer huge upside, but they also come with their own set of challenges. The key is knowing how to navigate them:

🔹 Finding the Right Deals – The best distressed properties aren’t always the ones sitting on the market. Digging into off-market opportunities, networking with wholesalers, and building relationships with motivated sellers can put you ahead of the competition.

🔹 Creative Financing – Traditional loans don’t always work for distressed properties. Seller financing, private money, and subject-to deals can open up opportunities that others might pass on.

🔹 Maximizing Value – A distressed property isn’t just about fixing what’s broken; it’s about repositioning it for the best possible return. Whether it’s reconfiguring layouts, adding square footage, or converting single-family homes into multi-unit rentals, the goal is to unlock value where others don’t see it.
