Clearly you've done a lot of digging thus far...And I would encourage you to dig deeper.

I would more so worry about fixing the actual issue than dealing with the emotional aspect of it. 

Once you've done enough of these, you can decide if you want to invest even these 10 or 15 minutes - you'll recognize which properties are beyond the realm of reason and discard them immediately.Now take the analysis one level deeper by looking at the property's current condition.

I would dig a little deeper, look at the demographics, look at the available product, and look at your objectives - then pick your poison.  

You can't ask them ahead of time, because it would be the same thing as asking them if they have a disability.I suggest reading up on the emotional support dog laws. 

I recognize these are highly charged and emotional moments.
