I don't own rentals but I'm a mother of 2 so I have extreme compassion for her situation & don't envy you.  

Try doing that with six different locations at different points on the compass from home. 

Sure, the plaintiff's attorney will roll out the victim's widow and all the crying kids while trying to paint you, the evil landlord, as some callous greedy miser with no regard for human life or compassion, but the court will ultimately sort out the matter of law from the matter of fact.Just be glad we don't live in North Korea. :-)

But also show some compassion.

The most successful attribute for a good landlord is compassion and empathy.

There's a BBVA Compass branch two blocks from the property so I just opened an account there specifically for that property and gave them a bunch of deposit slips already filled out with the acct info.

Make sure they know if they dont get that then you file an eviction and do it if they dont.You'll fail at that business if you are afraid to enforce your lease.You can have compassion, and I've been a sap and let people slide on things most people wouldn't, but not until they proved to me they absolutely couldn't pay.Some of it is a financial decision on your part, too.

I agree with Nathan on showing compassion for the family and also the other tenant.

Offices have to offer some kind of value to their agents to keep them otherwise they will lose to competition like Compass.
