All while the 'poor' tenant moves on to wreck the next landlords house, not caring one whit about you or your house.....Even if you could charge a $2000 pet deposit (and you should), there is no recovery for your time and angst...and sometimes the damage is so severe that it is permanent.This is spoken as an animal lover but I am in business to make money, and as easily as possible, with the least damage to my properties possible.I'm not concerned with the renters comfort or security like @Lotara Smith.

2/3 of Detroit is Class C or D, where this wouldn't make sense.Class A areas maybe too expensive.Class B is where it might work, especially if you do on the "edge" of Class A area and can ride the Detroit Recovery wave to turn it into Class A.

Pros of moving: a more habitable house and recovery of reasonable expenses for temporary payment (<60 days of relocation) and relocation payment of $10K for permanent relocation (>=60 days of relocation) (from city's website)Cons of moving: moving hassle of furniture and belongings and may not be able to return to the same unit (I prefer the same unit because it's spacious)Pros of not moving: less hassle of moving furniture and belongings and has a chance of staying in the same unitCons of not moving: leaky unit and chance of goods stolen if workers come in to fix the leak (can't think of any other cons)What should I do?

just need to make sure you are ready and that your underwriting is conservative enough to support the market not recovering in the next 2-3 years (no idea if it will, but no real good indicators of a quick recovery).Just my .02
