Itching to get active already.

Hello all, now that I have my first property finished and rented (as of 7/1/23), I am itching to get into my next one but not sure the best avenue to take. 

Don't try to force fit the analysis to show a positive outcome - too enticing when you are itching to invest and your mind wants to take risks on things like % of rent to put away for big repairs (as an example) 

Or do you have a way to quickly filter out a lot of properties before taking a closer, manual look at eachBeing a software engineer, I'm itching to write code to help myself more efficiently pull comps and run more advanced analyses.

I've always had an itch for REI but as they say...timing is everything.

My wife and I have moved to the central Texas area and I am itching to get my foot in the door with real estate investing!

So, if you want to remain being a landlord you need to look at it like any other business. if little things bother you then you need to get help or get out of the business.I always say tents rent apartments because they want the freedom to move in and out whenever they get the itch and they rent because they don't want to own a home, pay a mortgage, pay taxes, insurance and pay for repairs.

Currently it's still zoom, but it was previously in person and I know that they are itching to get back to in-person networking ASAP.

I now officially have the itch.
