I remember back when I got my first property, and the itch to expand was real.You asked if it's just a waiting game until there's enough equity.

I’ve seen situations like this before..one old friend of mine in Austin had a few industrial buildings where the cash flow was decent but not dazzling, and he was itching for a way to ramp things up.

Unless you love it or really have the itch to get into real estate, I'd suggest that you pass and keep doing whatever it is that allowed you to pile up $1M in the first place. 4.

On the other hand, we are 90 minutes from Chicago, which is nice if you have the big city itch on Saturday night.
