No one complains about "that guy from Apartment A who parties until 1 AM" or "the girl from unit 45 has a boyfriend who keeps parking in my spot." 

@Nina Nguyen Whenever I am making an offer on the spot, I use the TREC form, and start out by saying this is the  standard form I have to use as a licensed agent in Texas, and then proceed to fill it out by hand in front of them, so I can walk them through the sections that can be changed modified.

The acoustical tile has a dingy brownish look in spots and needs to be replaced.

It started with just a flat out bad contractor which I would have spotted had I taken the time to check into things.

They are simultaneously rough markets with low cap rates, rent-value ratios, and tough dynamics from a legal perspective.There are some bright spots in the extended DC metro area.

There are some spotted throughout the rest of Colorado Springs as well, but those two are the most consistent.
