What is your opinion on executing a lease buyout?  

What they have done is seized upon the public's dislike of landlords and fanned the fires of discontent.Someone needs to force them to the table, and in this case the only way to do that is through the courts, regardless of whether they can hear cases next week or not- they need to know that it is not OK.In the last 20 years we have gotten way to comfortable in this country with law by executive fiat.

Two weeks later (more than 6 weeks after going under contract) it was they were "waiting on the executed deed and power of attorney from the seller" and "still pending the formal letter of indemnity that we need to clear any title issues."

You are right the executive order allows local governments to halt evictions up to July 28th.

@Bernie Neyer  I wouldn't let the builder make design decisions such as cabinet colors & materials unless I was VERY comfortable with his interior design credentials-- it's really not usually their specialty; though I'm sure the big builders have interior designers on staff.

I also have heard horror stories about banks not being able to execute well and delayed closings, etc.

Also once you find that (investor related agent) he will give you comps on rents and projected profits and where to buy and a whole bunch of information that will be useful To execute your deal correctly.
