Lease buy out on a property???

One of the properties I am thinking about has a tenant in it. Only way I can purchase is as a owner occupied (otherwise I would let them stay). What is your opinion on executing a lease buyout?  

It seems like a waste of money to me, and would factor into my offer price, but the current rent is 300 below area market. And once fixed up I could house hack rooms for rent and make more than I would off the tenant.

Side note, other property I am thinking of has a Casita in the back... Is it wrong that i like that idea?  By the looks a lot of sweat equity is needed.
