. :-)Unless it is a part supplied by the customer.....so if you show up with a truckload of lights, ceiling fans, toilets and faucets, sure I will install them (as per contract) but if something goes wrong with one of these materials, don't call me....even if my plumber actually did something wrong, don;t call me.Kinda like if you buy a Jeep and install a non-factory lift kit.

For septic, we only had trouble 1 time out of 100+ homes and that was when the tenants had way more people living there than the system was permitted for (they were running a daycare from home and ran laundry all day and flushed diapers down the toilet) so it was backing up and had to be pumped/repaired several times.

(IE: Broken Heater, Stopped up toilets, broken windows, and malfunctioning locks)Before having the repair done the tenant must provide you with a notice and enough time for the landlord to respond in a reasonable amount of time.Based upon that, a malfunctioning garbage disposal doesn't fit the criteria for a tenant initiated repair and rent deduction.I would NOT accept the partial rent payment.

I have had to pay a hefty amount due to slow running toilets in the past and with this system, I can set alerts and my management team will monitor them and alert the maintenance team asap.Sub-metering can be done even if you have a single water heater.
