Should I buy & hold in Independence Heights?
The cash flow numbers work, but all of my other buy & hold single family homes have been in much higher income areas. I drove around the area this afternoon, there are builders building nice new homes there, but next to homes that are probably full of squatters.

Independence Heights is in a transition. Overall, long term view I believe the area is worth it.
