Definitely ask your realtor in your market about that.

And how do I find solid data to compare properties and figure out expenses in a new market?

I'm looking at a flip in Denver and the issue I am running into is the seller is trying to find a way to occupy the property post close.

Would you caution new investors away from these types of markets?

If you already have your buyer lined up before signing a contract with the seller and already know who you're selling it to, then you're not marketing a property you have UC.  

In a market like Texas I would go pool.
