The MLS had this gorgeous picture of recently renovated basement which had a full kitchen 3 beds and 1 bath.

We changed the layout, added a bathroom, did all the usual stuff (skim coat, sanded hardwood floors, changed out doors, fixtures, new kitchen, new bath.

This glorified shack even had an adobe wall with early western graffiti and straw as part of the old footing below the kitchen .

Some of the issues we foresee are:1 - Security: Not so much in intended vandalism (although that is a concern) much more along the lines of applicants putting the key back into the box but, not locking up correctly or leaving the door unlocked.2 - Weather: What happens if a window or door is left open and there is inclement weather which causes property damage? 

Still need to budget for roof 25 year life span, appliances and hot water heater 12 years, hvac 20 years, bath and kitchen remodel 20 year life span.

For example, if you're building a kitchen where there wasn't one before at a bare minimum it will take you $10,000.
