Investment Info:

Small multi-family (2-4 units) buy & hold investment in Green Bay.

Purchase price: $180,000
Cash invested: $30,000

side by side, 3bd 1.5ba on each side, close to Lambeau, attached 2 car garage, separate driveways, privacy fence separating back yard in half

What made you interested in investing in this type of deal?

had already done 1 owner occupied in our other 2 family, was moving to the area so decided to live in 1 half and rent out the other

How did you find this deal and how did you negotiate it?

used an agent

How did you finance this deal?

conventional loan

How did you add value to the deal?

new flooring, updated bathrooms and kitchens, added exhaust fans, new: carpet, windows & doors

What was the outcome?

still owner occupy and have the other side rented as well

Lessons learned? Challenges?

buying the house with tenants already occupying the residence can be VERY challenging - we needed 1 side to move out so we could move in & the other side we ended up having to evict due to them not paying rent

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

yes, found a real estate agent in the area prior to moving up here

Thanks for sharing this experience. I just moved back to Green Bay after flipping a home where we were previously.
