Try to keep the contingencies to a minimum, and a decent amount of earnest money will help too as long as you know you can close on schedule.Maybe it was just a coincidense that you were both there at the same time.

If you use a dolly from the car to the house, and a towel on the floor; you can move the one large piece of countertop to the kitchen and ask your 15-year old to help you lift it and the cabinets in place while I screwed things into place.

I was wondering if those with Vacation Rentals or those wanting to do vacation rentals, would post an analysis of the ROI, Cash on Cash, etc and a break down of expenses ie Mgt fee, HOA, Utilities, Cleaning, etc.
