I have a property I’m looking at in Missouri that’s about 1,400sqft, and not sure the difference between a Cash and a Novation offer. 

I’ve spent time assessing areas locally and identified Richmond, Pearland, Conroe, Montgomery and Katy as prospective areas to invest in. I

The property features a shared dock, 3000 sq ft of decking, and a fire pit for each cabin.What made you interested in investing in this type of deal?

I am already have a good lender that has pre-approved me with a DSCR loan so all I need is to find the right market to invest in!I

But day trading is a job at best and a nightmare at worst. 

This will increase the return above what can be obtained on a passive investment.The flipside of having the power to control everything is that it can be alot of work (and a full-time job if a person is putting in sweat equity).

Given the lack of activity / buyers in the market at this time with rates, would you reccomend holding and renting it until the market is better to sell in? I

I'm looking for some advice on how to reinvest this money or what to invest in, I will profit a little over six figures from this property.
