I'm a contractor in so cal so I understand all the aspects of remodeling, and I would love to find a value add opportunity. 

If a unit is that drastically underpriced depending on the rent I don’t think it would take long to recoup the vacancy aspect.  

I myself am the agent, I do not use a GC but rather subcontractors I have built relationships with over time, I like this strategy better to be able to hold each trade responsible for their aspect of the job rather than putting it in the hands of a GC also allows us to save $$$

I was concerned with the thoroughness of the inspection aspect so thank you for providing your experience with that.I see the neighborhood rating as being a tough one with not being familiar with the areas I'm looking at.

I'm interested in Texas for the appreciation aspect but I mostly care about Cash Flow.I'm currently doing a lot of research about the areas but would like to network with people who have boots on the ground.

We have quite a few long term rentals and I had always been interested in trying out the vacation rental market, but my husband never really liked the additional costs of furnishing the place with the variable income aspect and was always hesitant to give it a try. 

The idea being, you screw-up and they take it back, they don't want to lose their original money.You may think it's an incredible deal, but a lender may help ground you on the incredible aspect of it.

He offered to share every aspect of the business, including how it works and how I could grow my wholesaling business as big as his if I could drive4dollars and phone call leads. 

I'm still new to all this as well so I'm most likely overlooking some aspects that hopefully a more experienced investor could share!
