Single-family residence fix & flip investment in Sacramento.

Purchase price: $235,000
Cash invested: $38,000
Sale price: $330,000

What made you interested in investing in this type of deal?

This was our second deal as a team and we were able to run through it in record time

How did you find this deal and how did you negotiate it?

off market find, divorced couple needing to sell due to a court order, cold called and set the meeting with the family

How did you finance this deal?

Hard money financing and used private $$ to gap fund

How did you add value to the deal?

new countertops
bathroom remodels
new flooring
interior/exterior/cabinetry refaced and painted
new light fixtures throughout
new finishes

What was the outcome?

Property listed for sale as of tomorrow

Lessons learned? Challenges?

Some small techincal things we could have done differently to get the job done faster and those findings will only help us moving forward

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I myself am the agent, I do not use a GC but rather subcontractors I have built relationships with over time, I like this strategy better to be able to hold each trade responsible for their aspect of the job rather than putting it in the hands of a GC also allows us to save $$$
