Roofstock.com and Out of State Investing

Hi Everyone - I'm brand new to this and leaning towards single family or duplex investment properties. I came across Roofstock.com and it seems like a great place for getting started. I live outside of San Francisco and real estate is far too expensive to get the COC or even monthly cash flow I'd be looking for anywhere around me so I am considering out of state property.

-Have you used roofstock and anything to be aware of that isn't immediately obvious?

-Would you recommend using it for a first time investor?

-If I want to buy more than one property, should I stay focused only on one state/city? Are there major cons to having properties spread out if they're remote to me anyway?

I plan to use property managers and am more interested in turn key properties to start than doing BRRRR or any of the other methods even though those may have higher returns overall.

I appreciate any help I'm able to get!
