Out of State Investing -Brrrr

Hi Everyone,

I'm looking to start investing in out of state properties of 2-6 units multifamilies. 

I'm a contractor in so cal so I understand all the aspects of remodeling, and I would love to find a value add opportunity. 

I would appreciate any advice regarding areas in the country where I can find properties that have a good cash flow 

(rents are 1% or more for ARV), and a high potential for appreciation.
