And when it does there is a separate document that is executed making the warranty “yours”.if out of luck there, you “accepted” it as-is when you completed the sale. 

It is unlikely the current executive will pressure Powell....however we have already seen that Powell will easily cave to pressure from the executive when applied.

First I suggest you contact your father's mortgage holder and inform them the deed was executed under "ESTATE PLANNING PROVISIONS" which should keep the due on sale clause from calling that loan due on your father.

If any STR landlords out there have experience with this, especially as it pertains to tenant laws in SC, we would greatly appreciate your insight and advice on how you executed this or if we are wasting our time given the short time remaining on lease.Thank you in advance!

@Brandon Allenczy  Hey Brandon - I've been able to do this successfully but had to have the 25% down with my own funds, closed the deal, and then executed the seller financed 2nd that essentially reimbursed me my downpayment.
