Owner occupied bank statement loan after quit claim deed

I have just quit claimed my deed from my father. He still has a mortgage I want to refinance to payoff the existing mortgage. Home value is 225k. Balance on mortgage is 95k. Is there a tike period I have to wait to do this or is it something that can be done right away.
