Advice on BRRRR out of state

Hi BP community,

I've been thinking and wanting to do the BRRRR method out of state, but I'm not sure where to begin. Is it possible to do BRRRR even if you're working a full time job and live out of state? Would it better to find a mentor who can teach me the steps and process of doing it or a partner?

 I think it is about building your core 4 so you do not have to worry about anything and can keep growing (https://www.biggerpockets.com/...).  Identify the market you want to invest in and start to analyze deals. I recommend trying to invest here in Columbus ohio. This article shares all the states and trends for 2022 https://learn.roofstock.com/blog/columbus-oh-real-estate-market. I have found great success in investing here and I help OOS investors everyday find killer deals.
