@Jeff Mitchell You will most likely need an electrical engineer to supply you with the panel schedule, riser type, and sizing. 

You will most-likely waste a lot of time and money trying to do a hokey DIY job with a French drain that is not properly engineered.

You apply, planning gives you their needs list, engineer, survey, maybe change water lines???

I would search that term, and you will find a list providing service that you can pay for, or try to reverse engineer it yourself through something free like Truepeople search.

When using search engines like Zillow and Realtor they are not helpful.  

Our marketing system to reverse engineer into motivated sellers can sometimes yield more opportunities than we can actually manage for our own portfolio at one time and in those cases we do “whole-tail” or wholesale the property to a vetted, serious investor/investor group in our private network.

If you have a clear picture of COC returns, cap rates, etc- you can reverse engineer that and see how to get there easily. 2.

I work full time still as an engineer and travel for work so it always seems when I'm hitting a good stride with my REI activities (Wholesaling only currently) I get disrupted by having to take off for a few weeks and sometimes months.
