There goal for a wholesaler is to make a quick profit flipping the contract.

I am looking for advice on how to succeed at flipping and acquiring rental units while simultaneously rebuilding my credit up to excellence. 

I am interested in rental properties mostly but also looking into flips and or wholesale if it's an option in my area.I have a lot to learn about every aspect of real estate investing.

I am flipping in CA... but when I buy, I will target MF in the midwest or its close cousin. 

When selecting neutral paint for a flip, do you choose one color for the entire home or different colors for the kitchen, living area/halls, bedrooms, and bathrooms?

After hurricane Katrina I did a bunch of remodeling work and flipped a house that didn't go great during the 08 crash so it became a rental until i could unload it.

The lender will use a 1% worst case HELOC payment in DTI calculations.Even if it's a a house to invest in, fix and flip, why take all that equity out of your paid off residence when you don't have to most likely.
