Intro from Southeast Louisiana

Hey Guys, Been lurking here for awhile and have watched a bunch of the podcasts so figured I would join in.  I'm from southeast Louisiana just outside of New Orleans. I've done a few real estate deals in the past and have alot of construction/remodeling experience. After hurricane Katrina I did a bunch of remodeling work and flipped a house that didn't go great during the 08 crash so it became a rental until i could unload it. The whole deal was a struggle so i took a break from it for awhile. Finished a massive remodel on my house and Bought another rental almost two years ago and did some things wrong (including having a tenant that was running a 3 million dollar real estate scam that got hooked on heroin when the feds caught him lol) but I've learned a ton from it and am ready to get things rolling and start buying properties.  I'm looking to buy local properties right now in the under or near 100k range but I'm trying to learn how to find the deals. I'm also trying to learn a little about some out of state options like florida, Houston etc.  I've made most the mistakes that should be easily avoidable so at least I got that part out the way! Anyway thanks for all the info here and hopefully can contribute at some point!
