Ok so I recently got this property under contract from a distressed landlord trying to sell.

Purchase price: $105,000 Cash invested: $68,0003 unit distressed property, rehabbing and adding an additional 4th unit.

I'm wondering if I should stick to/focus my time on more traditional "distressed" homes (not modern, need repairs), instead of tax delinquent, modern, updated homes.

I ask because I'm looking to buy and flip a property from my real estate agent who is sending me distressed listings.

I want to begin with sending mailers out to every distressed duplex I can find by us. 

Primary focus will be SFH, $100-$200k price range, off the MLS (Distressed Properties, REO) with the intent to flip.

One of us argues that this seems unethical for a broker to do because essentially you have a distressed seller and you know (because you have complete MLS access) that their house will sell for significantly more than what you are paying for it and turn around and you make the money on it.

I tend to buy distressed and calculate the rehab and use the ARV as my number.
